WILKES-BARRE -- Gas companies are making pricey offers to property owners for the rights to drill on their land, but what are the risks?

Selling or leasing the mineral rights to your land can change your ability to build, landscape or even borrow against your property. State Attorney General Tom Corbett is warning area landowners to get educated on these leases with gas companies and understand them completely before signing.

A layer of rock in Pennsylvania called the Marcellus Shale has been known for years to contain gas but it has only been recently that market forces and drilling techniques have made going after the gas a profitable venture. While gas companies hedge their bets and offer some serious money for drilling rights, landowners are concerned about their rights, their money and their community.

Are there ways for landowners to make money from these gas communities and still preserve their community?

WYOU Interactive discusses the issue with Rick Marquardt and Philip Pass Jr. of Conservation Services LLC.
