I-TEAM: Wyoming Home Update - Thursday, July 3, 2008 at 6:09PM EST

EXETER TOWNSHIP, LUZERNE COUNTY --We have new information tonight about big financial problems plaguing a target of an I-Team investigation. We understand the owner of Wyoming Homes is not making good on a mortgage. Consumer and I-Team reporter Jeff Chirico here with the exclusive details.

Now these papers from a bank's attorney say he defaulted on the terms of a $1.2 million dollar mortgage. Because of that they're now collecting the rent from two trailer parks he owns. It all could explain why he hasn't paid back a customer we first told you about last month.

Folks living at Riverview Village in Exeter Township are caught in the middle. "We don't know what to believe anymore. The bank’s lawyers or Dave Valenti."

Last weekend Eddie Kondraski and his neighbors received this letter from an attorney stating Dave Valenti --the owner of Wyoming Homes and the trailer park --has defaulted on a mortgage. It tells them to pay future rent to the bank. But then Valenti responded with this letter telling his tenants to ignore the papers and keep writing checks to him.

Carolyn Gross Riverview Village “I don't know what to believe." Carolyn Gross says she's had enough. And she blames Valenti for the filthy condition of the park. “There's two down below filled with sewer water." She says this is raw sewage seeping up from the ground. She claims abandoned trailers have been left for years. "He just doesn't care anymore."

This isn't the first time the I-Team has learned of possible financial problems. Dave Valenti has failed to pay back this customer who's been picketing his Honesdale office for more than a month. Mike Agolia paid 57 thousand dollars for a home that was never ordered. We tried to talk to Dave Valenti at his office in Plains Township but were told he wasn't there. His van is in the parking lot and his office light is on. Kondraski says he's hired an attorney to figure out where to send the rent payments.

In the meantime, he wonders if Dave has paid his other bills. "Are we going to come home and not have water?"

Within the hour we received a fax from Dave Valenti. Here's part of what it says.
"The bank that bought out our original loan has exercised their right to do an assignment of rents. We had several discussions with the bank and have reached a mutual agreement late today. The residents will notice little or no change in operations. This rent assignment should be terminated in less than six weeks."

Valenti says this also applies to the Birch Knoll Estates. As for Mike Agolia, he's still protesting. Day 41 on route 6 in Honesdale.
